Epoxy Boss Inc. was hired to restore the boys’ and girls’ washroom floors at the Yaroslaw Borys Ukrainian National Federation in Hawkestone, Ontario. The project covered approximately 457 sq. ft. across two separate washrooms and involved correcting failed existing floor coatings before installing a new seamless decorative flake system.
The original floor condition required more than applying another coating over the top. Existing high-build coating, stubborn adhesive residue, and bond-breaking contaminants had to be fully removed so the new system could properly adhere to sound concrete. Our team used specialized PCD (polycrystalline diamond) tooling to mechanically remove the failed materials. Unlike standard grinding, PCD tooling cuts through thick coatings and adhesives without excessively smearing residue into the concrete pores. Once the old system was removed, we diamond-ground the exposed concrete and prepared the surface to a CSP3 concrete surface profile. This created the mechanical texture needed for the new resinous flooring system to achieve a strong, long-term bond. Surface imperfections were opened, cleaned, and repaired before the coating installation began.
This project was designed for a busy community facility where washroom floors need to be cleanable, durable, slip-resistant, and presentable. The result is a continuous full-broadcast flake floor that replaces a failing surface with a professional system built to withstand regular foot traffic and routine cleaning.
Epoxy Boss Inc. delivered a complete concrete restoration and full-flake flooring solution tailored to the condition of each washroom floor. The first step was the mechanical removal of the failed coating and adhesive materials. By using PCD tooling and professional diamond-grinding equipment, our team removed bond-breaking contamination and exposed a clean concrete substrate. This was essential because a new coating is only as reliable as the surface beneath it; installing over compromised material could lead to future peeling or delamination.
After removal, the floors were mechanically profiled to a CSP3 finish. We addressed visible imperfections and prepared damaged areas for repair using compatible polyurea/urethane materials. In the boys’ washroom, the existing conditions required an additional moisture-vapor-barrier primer coat to help manage vapor transmission from the concrete and provide a stable foundation for the new system.
Both washrooms then received a tinted resinous base coat, followed by a full broadcast of decorative flakes. The flakes provide a consistent, professional appearance while helping disguise minor day-to-day marks that can be more noticeable on solid-colour floors. To complete the system, we installed a low/zero-VOC polyaspartic topcoat with fine aluminum oxide added for improved slip resistance. The finished floors are seamless, non-porous, easier to maintain, and designed to give the organization a more durable alternative to the previous failing coating. Exact materials were selected based on the condition of each space and the practical needs of an active washroom environment.
